Here are six quick tips for people looking to rent a property in the Salisbury area.

1. Prepare

Think about when you want to move and where you want to rent. Look at the areas and the properties in your price range. Draw up a clear budget and include moving costs, council tax and any utility bills. Make a list of letting agents and check out their reviews online.

2. Viewings

Unless you hit the jackpot straight away, and the first property you see is the one you want to rent, chances are you’ll look at a few different places. Carry a notebook with you to jot down the positives and negatives of each property. This will help you decide.

3. Act Decisively

When you have found a home you want to rent, act quickly. Good properties get snapped up so submit your application form quickly and we’ll handle the negotiations with the Landlord.

4. Make a To-Do List

Prepare a list of everything you need to do to help your move go smoothly e.g. giving Notice to your current letting agent, booking removals, and arranging mail-re-direction.

5. Getting References

To proceed with the tenancy, we’ll need to carry out a few reference checks. Along with identification such as National Insurance number and photo ID, we’ll need bank statements covering the last 3 months, your last 3 payslips and references from your employer, previous landlord (if any) and your employment contract.

6. Tenancy Agreement

Once your references have been successfully processed you will be asked to read and sign the tenancy agreement. It exists to protect both you and your landlord so if you do not understand anything please ask us. We want both parties to be happy. You will also be given suppliers’ details for your water, electric, gas, TV licence and council tax. It is up you to deal with them throughout your tenancy.

Then confirm a moving day, pack up your stuff and start enjoying your new home.
